Energy security

At the time of a power loss or even the loss of the gas supply, electric power can be supplied for at least 72 hours.
Also, as an option, there is space available for renters' own emergency power generator.

At emergencies such as power loss, in addition to a dual emergency power generator (gas, heavy oil) installed in the building, utilizing large-scale high efficiency gas cogeneration, electricity is supplied to office space and common-use areas as well.

1. The supply ratio is a percentage of power supply relative to the assumed demand.

  • * Construction for installing a power line in each rental space is the tenant's responsibility.
  • * At the time of switching from a commercial power source to an emergency power source, power loss occurs.
  • * There are some occasions when power cannot be supplied such as a fire and a statutory inspection.

Energy network

Established Japan's first*1 Smart Energy Network

We have adopted Japan's first smart energy network that fully utilizes the SENEMS (Smart Energy Network·Energy Management System)*2 for the integrated management and control of energy demand, with the existing Smart Energy Network.

  1. *1. Combining two Smart Energy Networks is a first in Japan.
  2. *2. We have adopted a system for the integrated management and control of energy demand of the whole community. By instantly collecting and analyzing information on a building's energy demand, how much and to where energy is being supplied by the Smart Energy Center and an enormous volume of external information such as climate, this system conducts real-time optimal control of energy demand, which is difficult to do manually.

Structure

A vibration control structure has been adopted to reduce the impact of an earthquake and strong wind.

With vibration control components deployed inside the core frame of the building, high vibration and wind resistance and livability are ensured. For vibration control, the combined use of hysteretic buckling-restrained braces and an oil damper made of viscous materials can effectively cope with any size earthquake as well as extended earthquakes, strong wind and residual vibrations following a large-scale earthquake. Our building structure and construction method were inspected by regulatory organizations to conduct a performance evaluation and were approved by the Minister of Land, Infrastructure, Transport and Tourism.
